Since 1994 we advise our clients on potential financial lenders and offer a portfolio of institutional and private lenders in the U.S.
These are either local lenders, regional operating banks or financial institutions which are based in different states of the U.S.
Occasionally we get requests from clients who cannot or do not want to meet the requirements and conditions of the particular lender. These could be borrowers who do not want to disclose any or only some financial information to the lender; or the clients are dealing with contractual arrangements which we have to process as fast as possible (very fast and easy), but the costs of the financing could be more expensive.
These are just some examples of circumstances for which we can meet the demand and are therefore able to connect the client to a private lender.
The private lender will receive a first position recorded mortgage under their conditions with title insurance and loan agreement, which is similar to bank agreements and is drawn up by an attorney and also been certified.
The interest rate is higher compared to regular financing and therefore will bring higher funds return, the security in the U.S. property is given, and terms of mortgage, rates and fees are assigned through the lender.
Becoming a private lender usually includes a lower risk and a higher return when compared to most CDs and other savings accounts in the U.S.
